CHARTER TOWNSHIP OF BLOOMFIELD
ZONING BOARD OF APPEALS

The following appeals will be heard:

1T). The owner of the property at 4600 Charing Cross Rd. is seeking approval for a Permission
Request and Dimensional Variance Request to re-locate an existing 12 ft. by 24 ft. by 11 ft.
high shed, located in the Wattles Rd. secondary frontage.

2T). The owner of the property at 4530 Charing Cross Rd. is seeking approval for a Permission
Request and Dimensional Variance Request to re-locate an existing 12 ft. by 24 ft. by 11 ft.
high shed, located in the Wattles Rd. frontage.

3T). The owner of the property at 4246 Sandy Ln. is seeking approval for Permission Requests
and Dimensional Variance Requests for the following items:

  • A proposed 16. ft by 24 ft. detached garage, measuring 18 ft. in height from the east
    elevation and 29 ft. in height from the south elevation due to topography, located on the
    Valley Forge Rd. secondary frontage, and for proposed accessory space exceeding 50%
    of the ground-floor area of the house;
  • Two existing retaining walls, measuring 5 ft. and 4 ft. in height respectively, are
    separated by a distance of 10.5 ft. The walls are located along the Valley Forge Rd.
    secondary frontage and are situated more than 16 ft. from all property lines.

1P). The owner of the property at 3894 Peabody Dr. is seeking approval for a Permission Request
and Dimensional Variance Request for a 48 ft. by 24 ft. sports court located in the Lane Lake
Rd. secondary frontage.

2P). The owner of the property at parcel no. 19-17-276-016 is seeking approval for a Permission
Request and Dimensional Variance Requests for the following items:

  • An existing 6 ft. by 6 ft. by 8 ft. high shed located in the front yard, on a parcel
    without principle structure, and encroaching 15 ft. into the required 16 ft. southerly
    side yard setback;
  • A 5 ft. high black replacement chain link fence located in the easterly front yard and
    northerly and southerly side yards.

3P). The owner of the property at 4955 Stoneleigh Rd. is seeking approval for the following
accessory structures located in the rear yard and setback back at least 16 ft. from all lot lines:

A 30 ft. by 60 ft. sports court with 8 ft. netted fencing.

1.) The owner of the property at 654 Overhill Rd. is seeking approval for a Dimensional Variance to
construct a second-floor addition on an existing nonconforming structure that encroaches 5 ft.
into the 16 ft. northerly side yard setback.

2.) The owner of the property at 3225 E. Bradford Dr. is seeking approval for a Permission Request
for a 7 ft. by 7 ft. by 3 ft. tall hot tub located in the rear yard and set back 16 ft. from all lot lines.

3.) The owner of the property at 2630 Turtle Lake Dr. is seeking approval for Permission Requests
and a Dimensional Variance Request for the following accessory structures located in the rear
yard and 16 ft. from all lot lines:

  • A 60 ft. by 30 ft. sports court, with a proposed 6 ft. high net;
  • Two fire bowls, each 2 ft. by 2 ft. and 8 ft. in height, measured from grade and located
    atop a raised patio;
  • A 5 ft. high retaining wall for an infinity pool waterfall feature measured from grade
    and located atop a raised patio.

4.) The owner of the property at 7015 Franklin Rd. is seeking approval for a Permission Requests
and a Dimensional Variance Requests for the following items:

  • An 8 ft. high by 7 ft. wide water curtain feature located in the rear yard and 16 ft. from
    all property lines;
  • A shade sail on three 8 in. by 8 in. by 9 ft. high posts located in the rear yard and 16 ft.
    from all property lines;
  • A 2 ft. high landscape wall located in the front yard.

5.) The owner of the property at 3539 Walbri Dr. is seeking approval for a Dimensional Variance
Request for a 4 ft. high fence located in the Squirrel Rd. secondary frontage.

6.) The owner of the property at 171 S. Williamsbury Rd. is seeking approval for a Dimensional
Variance Request for a home addition to encroach 4 ft. into the required 35 ft. rear yard setback.

7.) The owner of the property at 2993 Aldgate Dr. is seeking approval for a Dimensional Variance
Request for a 6 ft. high fence located in the Hickory Grove Rd. and Opdyke Rd. frontages and
encroaching 7 ft. into the northerly side yard setback and more than 16 ft. from all other lot lines.

8.) The owner of the property at 5531 Lane Lake Ct. is seeking approval for a Permission Request
for a 10 ft. by 6 ft. by 2 ft. high raised spa located in the rear yard at 16 ft. from all lot lines.

9.) The owner of the property at 2920 London Wall is seeking approval for a Dimensional Variance
Request for ground mounted mechanical pool equipment, to be located 10 ft. from the principal
structure in the rear yard, and setback 10 ft. from all lot lines.

10.)The owner of the property at 4570 Burnley Dr. is seeking approval for Permission Requests and
a Dimensional Variance Request for the following items:

  • A 12 ft. by 10 ft. by 7 ft. high shed, located in the easterly side yard and 16 ft. from all
    property lines;
  • A generator located 22 ft. away from the primary structure in the easterly side yard.

11.)The owner of the property at 1680 Forest Ln. is seeking approval for a Permission Request for an
8 ft. by 8 ft. by 12 ft. high shed located in the rear yard and more than 16 ft. from all lot lines.

12.)The owner of the property at 6060 Old Orchard Dr. is seeking approval for a Dimensional
Variance Request for a rebuild and repair of an existing 15 ft. by 40 ft. deck and non-screen porch
that encroaches 18 ft. into the 25 ft. natural features setback which is a part of an existing nonconforming structure.

13.)The owner of the property at 6255 Telegraph Rd. is seeking approval for a Dimensional
Variance Request for an existing Primrose Schools monument sign, totaling 39 sq. ft., that
exceeds the 32 sq. ft. limit and 6 ft. height limit.
