1)
Seeking approval to encroach 14.5 ft. into the required 40 ft. front yard setback and to encroach 4 ft. into the required 16 ft. northerly side yard setback with proposed additions to the existing non-conforming home, Section 29, Foxcroft No. 4, Lot 166. The Code of the Charter Township of Bloomfield, Section 42-3.1, requires a minimum forty (40) foot front yard setback and a minimum sixteen (16) ft. side yard setback in a single-family residential zone district. The Code of the Charter Township of Bloomfield, Section 42-7.12 states that non-conforming structures shall not be enlarged or altered in a way which increases their nonconformity.

Seeking approval for an existing accessory structure, a tree house with an overall height exceeding 14 ft., located in the rear yard and set back in excess of 16 ft. from the side and rear property lines, Section 16, Brookside Hills No. 1, Lot 53. The Code of the Charter Township of Bloomfield, Section 42-5.1 states that accessory structures shall not be erected in any yard, except a rear yard, shall not exceed fourteen (14) ft. in height, shall not be located closer than sixteen (16) ft. to any side or rear lot lines, shall be screened from adjacent residences with evergreen and deciduous material which will obscure view twelve (12) months of the year, that such vegetation shall be maintained in a healthy condition, and shall require the review and approval of the Zoning Board of Appeals.

Seeking approval for 4 ft. high fencing and gates, completely enclosing the rear yard of the home and serving as dog containment, Section 12, Supervisor’s Plat of Eastover Farms, Lot 30. The Code of the Charter Township of Bloomfield, Section 8, Article II, Section 8-26 states that dog enclosures must be located in a rear yard and set back a minimum of sixteen (16) ft. from a side lot line and twenty-five (25) ft. from a rear lot line, and shall require the review and approval of the Zoning Board of Appeals.

Seeking approval to encroach 2.8 ft. into the required 40 ft. northerly front yard setback with a proposed addition, a covered porch, and a proposed accessory structure, a pergola, at the front of the existing home, Section 29, Wing Lake Court, Lot 6. The Code of the Charter Township of Bloomfield, Section 42-3.1, requires a minimum forty (40) foot front yard setback in a single-family residential zone district. Seeking approval for a proposed accessory structure, a 22 ft. wide by 29 ft. deep by 16 ft. high detached garage, located adjacent to the existing attached garage in a secondary front yard, the Harrow Circle northerly frontage, Section 25, Bloomfield Manor, Lot 20. Also seeking approval for a proposed 42 ft. by 23 ft. inground pool, with existing and proposed 6 ft. high pool fencing and gates located in the same secondary front yard. The Code of the Charter Township of Bloomfield, Section 42-5.1 states that accessory structures / uses shall not be erected in any yard, except a rear yard, shall not exceed 14 ft. in height, shall be screened from adjacent residences with evergreen and deciduous material which will obscure view twelve (12) months of the year, that such vegetation shall be maintained in a healthy condition, and shall require the review and approval of the Zoning Board of Appeals. The Code of the Charter Township of Bloomfield, Section 42-5.7 states that fences within a single family residential district must be located in a side or rear yard and shall not exceed 4 ft. in height.

Seeking approval for proposed accessory structures, 5 ft. high stone piers and 4 ft. high black steel gates, located at the driveway entrance in the W. Long Lake Road frontage of the property, Section 17, Island Lake Estates, Parts of Lots 4 & 5. The Code of the Charter Township of Bloomfield, Section 42-5.1 states that accessory structures shall not be erected in any yard, except a rear yard, shall not exceed fourteen (14) ft. in height, shall be screened from adjacent residences with evergreen and deciduous material which will obscure view twelve (12) months of the year, that such vegetation shall be maintained in a healthy condition, and shall require the review and approval of the Zoning Board of Appeals.

Seeking approval for a proposed 3.5 ft. wide brick paver walkway leading through the rear yard and encroaching into the required 25 ft. natural features setback, resulting in a 0 ft. setback from the southwesterly waters’ edge of the property, Section 8, Indianwood Subdivision, Lot 1. The Code of the Charter Township of Bloomfield, Section 42-5.13 requires a minimum twenty-five (25) ft. setback from a natural feature.

Seeking approval for an existing 2.5 ft. high decorative aluminum fence in the front yard, to be relocated on to private property along the Wing Lake Road right-of way line, Section 32, Acreage Parcel. The Code of the Charter Township of Bloomfield, Section 42-5.7 states that fences in a residential district must be located in a side or rear yard and shall not exceed four (4) ft. in height.

Seeking approval for an existing stairway, encroaching 13.1 ft. into the required 35 ft. rear yard setback and 7.3 ft. into the required side yard setback, which was newly constructed to provide access into the rear yard from the existing second floor deck. Also seeking approval to replace the second floor deck, which encroaches 9.3 ft. into the required 35 ft. rear yard setback and .2 ft. into the required 16 ft. side yard setback, Section 18, Wabeek One, Lot 13. The Code of the Charter Township of Bloomfield, Section 42-3.1, requires a minimum thirty-five (35) foot rear yard setback and a minimum sixteen (16) ft. side yard setback in a single-family residential zone district.

Seeking approval for the construction of a ground sign, exceeding the maximum height and size requirements and set back 4 ft. from the Woodward Avenue front property line, for the medical office building currently under renovation at the northwesterly corner of Woodward Avenue and Roswell Lane, Section 10, Acreage Parcels. The Code of the Charter Township of Bloomfield, Section 42-5.9 allows one sign, wall or ground, within the B-3, General Business zone district, and states that no ground signs shall be located nearer than twenty-five (25) feet to any existing or proposed right-of-way line, shall not exceed 32 sq. ft. per sign face, and shall not exceed 5 ft. in height.

Seeking approval for a 12.5 ft. long by 3.5 ft. high, 44 sq. ft., internally illuminated wall sign for the existing Papa Romano’s Pizza / Mr. Pita, with a 27.6 sq. ft. sign allowed for this tenant space. Also seeking approval for a 12.3 sq. ft. logo, with a 2.2 sq. ft. logo allowed for the proposed wall sign, Section 5, Acreage Parcel. The Code of the Charter Township of Bloomfield, Section 42-5.9, allows for one sign, wall or ground, within the B-3, General Business zone district, not to exceed six (6) percent of the total area of the street side façade, with a logo not to exceed five (5) percent of the total area of the wall sign.

 THE ZONING BOARD OF APPEALS APPROVALS SHALL BE VALID FOR A PERIOD NO LONGER THAN ONE YEAR UNLESS A BUILDING PERMIT HAS BEEN OBTAINED.

 IN THE EVENT THAT AN APPEAL IS APPROVED CONTINGENT UPON THE SUBMITTAL OF AN AFFIDAVIT, PLEASE ALLOW UP TO FOURTEEN (14) BUSINESS DAYS TO PROCESS THE DOCUMENT.

 APPROVED MINUTES WILL BE AVAILABLE ON LINE AND IN THE PLANNING, BUILDING, AND ORDINANCE DEPARTMENT AFTER THE NEXT SCHEDULED BOARD OF APPEALS MEETING.
